Miami Beach Short Term Vacation Rental Regulations


There are many new changes in the rules pertaining to vacation rentals Miami Beach. Below are the new regulations for each area of Miami in regards to vacation rentals. After many grueling battles, agitation and discussion, the City of Miami will enforce new regulations for short term rentals; regulations will vary from neighborhood to neighborhood.

Single family districts in Miami Beach
Homes: Short term rentals are not allowed for less than 6 months. This applies to Miami Beach, Star Island, Hibiscus Islands, Venetian Islands, Biscayne Point and South Beach.

Multi-family residential districts In Miami Beach
Homes: Only grandfathered right-holders (those who practiced before the new law) may rent out short term rentals. A license will be required.

Commercial districts in Miami Beach
Apartments/condos: Condo buildings in commercial districts (Washington Avenue, Collins Avenue, Ocean Drive, etc.) may rent short term rentals as long as the building allows it. A license will be required.

Municipalities that permit vacation home rentals:
Parts of the City of Miami
Coral Gables
Key Biscayne

Municipalities with exceptions for “grandfathered” right-holders:
North Miami
North Miami Beach

Municipalities where vacation rentals are not permitted:
Miami Beach (South Beach included)

Bay Harbor
Bal Harbour
